2010 - A Much Awaited Year of Change in Sacramento

The year 2009 has just a day left. A peek back into the year shows a dull Sacramento with a slow economy, layoffs at the Capitol and low points on regional politics. With the new year approaching and elections scheduled in 2010, the expectations in Sacramento are depended on certain vital decisions and events. Certain changes expected to improve the political and economic conditions in Sacramento during 2010 are aggregated in this article. Read on with hope for a year better than the last!!

1. Present Mayor Kevin Johnson’s future will be decided in the elections of June 2010. The city’s need for a strong a Mayor will be decided when the opponents succeed in abandoning the illegal grab of power which they said was seen in the previous election.

2. What is the future of the Kings arena? The arena task force appointed by the mayor has received various proposals to replace the old Acro Arena. Mayor Johnson has made it his priority to settle the issue of Kings Arena before the next season begins.

3. 2009 was a year of furloughs, lengthy budget deadlocks and pay cuts. This is expected to continue for a few more months in 2010. The estimated budget deficit is in billions of dollars. There is expectation for a simpler budget contract only during the latter half of the next year.

4. California is all set for a change in governor. Jockeying is expected to reinstate Schwarzenegger. Others in the race are Attorney General Jerry Brown, millionaire Meg Whitman and insurance commissioner Steve Poizner.

5. Marijuana was used in medical practices from 1996. However, the Obama administration has second thoughts on its usage. The 2010 election is expected to decide how many dispensaries are to be allowed to use this drug.

6. With regard to the housing market, the lower and middle priced homes have recovered in the market. But the luxurious homes are yet to survive in the tormented market. Foreclosures are expected to increase in 2010. But if that is avoided, then the entire housing market will recover very soon.

7. Sports are on an all time high in Sacramento. There is more to come in 2010! Acro Arena will be hosting a wide series of events in 2010. The winter Olympics in Vancouver is also expected to star some local sportsmen.

8. 2010 is a year for many long time politicians to leave the stage. The Sheriff will not contest for a second term in the June elections. Roger Dickinson will step aside from the Assembly without having contested in a single election since his presence from 1994!

With so much change in store for a better Sacramento, the residents are eagerly awaiting the year 2010 to improve their life in an improved town!

Investing On the Local Homes for Sale Made Easy – Understanding the Home Loan Process

The real estate market in Sacramento is currently booming with activity. The many local homes for sale here are waiting for investors! Are you willing to buy one of those houses? Are you capable of financing the investment completely on your own? If you need some assistance for financing your home, consider the home loans. Home loans are external financial assistance from either the private lenders or the government to help you realize the dream of owning a home. It is essential that you understand the home loan procedure before applying for it. The home loan procedure begins with the pre-qualification process where the lender will gather all your information including credit history, income, down payment information and savings. This is done to determine your ability to repay the loan amount.

Once you are considered eligible for the loan, you have to apply for the loan by submitting a loan application. The completed loan application has to be properly documented along with your federal tax returns, two current paystubs and bank statements showing your savings and down payments for 3 months and the details of your land lord who has local homes for sale. Once the application is submitted, it will be processed by the lender.

The processing of your loan application includes verification of your documents by sending verification forms to your landlord, employer and the bank. If any discrepancies arise, then you will be called for an explanation. Once all the documents are verified, your loan application is submitted to an underwriter for underwriting your loan. The underwriter is in charge of determining if your application is suitable for approval. Once the loan is approved by the underwriter, he may have some conditions on the loan that may have to be met before the loan is funded. The general conditions include submitting your updated paystubs, letter of explanations, purchase agreement from your landlord, etc.

Only when these conditions are met, the underwriter will sign your file and send the documents to the closing agent. Finally when the application along with the documents and conditions reach you for your signature, do not blindly sign it to get your loan funded! Read through each paper carefully to double check with the terms and interest of the loan. Also ensure that all the names and addresses are correct before signing the documents. When all the documents are signed by all the concerned people, the lender will review them before funding the loan. Once the loan is funded, a deed of trust will be recorded. On conformation of the recordings, your funds will be released!
